Tips to Get Someone to Buy My House

There are many things buyers look at when they are searching for a new home. The key is to do as much as I can to make my property the best on the block. Here are a few of the things I do to make people want to buy my house.
1.Make the home feel inviting. This means opening curtains and turning on lights before having people come in to look around. The light gives the home a sense of warmth. Making the house open to the interested buyers may give me an edge in the market and make them want to buy my house.
2.Scented candles or air fresheners are good when used in moderation. Too much scent can turn interested buyers off. This is one of those times when less is more. Too much scent and I might make people NOT want to buy my house.
3.Home cooking is another of those secrets that some agents still use, but make something that kids would like. Something heavy (like meat) or spicy (like chili) may actually over power the home. The smell of fresh cookies or cake or even bread turns a house into a home. I love to bake, so this is one that is right up my alley. Plus, I leave out a tray of fresh baked goodies for the interested buyers to enjoy (hopefully while they are writing up a contract).
4.Build a fire in the fire place. There is just something about the crackle of wood in an open fire that makes people feel nostalgic. I always make sure that the flue is open so I dont feel the house with smoke. I also keep it small and cozy, its all about ambiance.
5.Set out some fresh flowers or fresh fruit for center pieces or decoration. Dont go over board. I usually try to just pick something fresh from the garden or yard or pick up some produce from the local farmers market. The idea is to make the house a home so that someone will want to buy my house.
There are a few ideas and suggestions that will make a property more enticing to buyers. The trick to finding someone to buy my house is to do everything in my power to make it the best on the block. The only downfall to this is that I may fall in love with my property all over again and not even want to sale but I think its a risk worth taking.
